If tenants do not pay for a prolonged period of time or the building remains otherwise unoccupied, many investors lack the cash reserves to pay two, three, or more mortgages a month.   • Helping new residential real estate investor remove a non-paying tenant so that a paying one could be found and thereby save the property from foreclosure.
  • Defending lawsuit on behalf of foreclosure purchaser brought by former owner that is now claiming that our client engaged in equity stripping. Helped client secure the dismissal of more than half of the adversary's claims through summary judgment.
  • Assisting daycare center in securing much needed repairs to their leased commercial property that landlord had refused to make, and secured reimbursement for repairs that client had to make because landlord claimed that the repairs were the responsibility of tenant, and all without resort to litigation.
  • Helping client receive homestead status through a declaratory action so that balance of equity in the property will go to the client to be used pursuant to the client's wishes.
